You might be surprised to find out that we paid over $35,000 just to get water, electricity, and sewage on our lot.

This doesn’t include the cost of clearing our right-of-way or installing a driveway before any of those services got installed 😅

To save on our electric service, we trenched and installed the electrical conduit ourselves. This was a total of 800 feet and took us many long weekends but probably resulted in $10k worth of savings. We were required to use conduit and the conduit alone costed us $6k.

To save on septic, we procured some of the material ourselves and Alex helped with labor when he could. This ended up saving us around $4k.

To save on the well hook up, we did all of the trenching and installed the water line. This probably saved us ~$2k in labor.

If you’re looking for land, make sure to factor in utility install costs if you’re not close to the road or don’t have access to city water and sewage. Prices add up quick!
