I know how to significantly beat a typical ROI and take it from 10.36% to 16%. I gave AI some conservative, typical numbers any Detroit property manager would probably tell you. But the truth is the cap rate with a typical Detroit property manager will be less than 10.36%. I have the solution which is to take my course and learn how to avoid the property manager altogether and minimize all the things that make you lose your profits. With my example of managing it yourself, I removed the maintenance because it's a newly renovated house so there shouldn't be much. I also removed the property management fees because you should do it yourself. I removed the turnover rate as well because Section 8 tenants stay a good 3 years in my experience. After one year of $1,300/month rent, you can raise it to around $1,400/month rent.
