Would you give her back her security deposit? We have been through hundreds of tenant turnovers and this one was NOT typical in lots of ways. Some things were typical but there was so much more damage she could have done.
We bought this house with the tenant in it. She had health issues and decided to move back in with her mother. She was very pleasant to work with and cooperative. She even cleaned before she left -- not typical! We offered to remove any stuff she needed to dispose of. I'm sure there are things we could have taken out of her security deposit, but we chose not to because she was unusually clean and cooperative so we returned the whole security deposit. What would you have done?
What are your expectations? We were thrilled with this turnover! I said we gave her an 8 out of 10. It was probably more a 9 out of 10.
After she left our crew went in there and made some electrical and plumbing repairs, replaced the miniblinds, painted it to freshen it up, and did a deep cleaning. They also had to de-poop the back yard and get the long grass cut.
The pitbull in the basement was picked up by the boyfriend when my husband Pat was there. Pat said she was a total sweetie and saw Pat and wagged her tail and rolled right over for a belly rub. He has that effect on dogs though.
The two breeder dogs outside were picked up too. The male is up for adoption if you want him. The neighbor said those dogs got out all the time and they were hungry and not so nice. Another thing I can put in my TYPICAL category. Sadly.
