When renovating a house that has been abandoned for over 30 years you can often be thrown curve balls. Numerous recent bad storms all conspired to play havoc with our previously watertight roof.

The trouble is, when you peel back the layers of neglect, you can find some nasty surprises. Whilst taking down an unused aerial; which was acting as a lightning conductor; we saw our chimney stack was collapsing with several bricks missing.

On one side of the house we had a huge aerial waiting to fail on passing cars, on the other side a chimney was about to implode. Bricks had fallen out the chimney exposing the ridge-board, causing it to catch fire. A precautionary tale for chimney liners!

Finding a roofer who can repair the roof quickly has also been tricky so like most DIY tasks, we tackled this job ourselves.

We needed to make the roof watertight again and locate the source of all the leaks. Even if permanent repairs were beyond our scope we could at least document or significantly stem the damage.

Claiming for storm damage would be nigh on impossible as any insurance assessor would be able to see from the road that this house was in the process of major renovation after an extended period of neglect.

For us, an important exercise was getting date-able video evidence of the current state of the roof. Before we had nothing as comparison, but now if there is a serious storm we can show before and after shots to our insurance company.

One of the things that attracted us to our house was the remarkable state of it's 150 year old roof. Sure, some of the tiles are beginning to crumble a little, but there is nothing that cannot be fixed. We could spend a fortune replacing everything with cheap slate using a fly-by-night roofer, but in five years be back in a very similar position. The realistic options are: patch and repair and keep it going for a few more decades or spend eye watering amounts of cash.
