Oak Kitchen Part III - The extension

Bizarrely, when we moved in, the only functioning toilet was in our kitchen. It wasn't even a nice one.

Now we have a working bathroom, time has come to remove the downstairs loo and extend the kitchen.

Mandy love's a bit of hammering and destruction. It really cheers her up.

The problem is only one room of our house is heated and if we knock a dirty great hole in the wall, all of a sudden we're heating the whole house.

We need to move fast, work together and take breaks only when essential.

Two walls needed to come down and another stud wall; where the door once stood; needed to be erected.
This all need to be down in 12 hours.

The toilet did have a door, yet it was equipped with windows and vents so you could hold conversations with those around you.
Personally I prefer a little more privacy; even in my own house. The old door was over-sized for the hole, so never closed or locked.

This house had been abandoned for 30 years and when we moved in this toilet was in a diabolical state.
The mold on all surfaces probably put many potential house purchasers off buying the property.

By adding a huge kitchen, diner to this property we are making it more attractive to potential buyers. When houses are sold in France often kitchens are stripped and dismantled. Only in recent years have the French started to adopt fitted kitchens. Often many cupboards only have curtains for doors, appliances are free-standing and nothing matches.

Having a fully equipped, kitted kitchen with plenty of work space makes it look open and bright. This particular kitchen has cost us less than €750, yet has potentially added a wealth of potential buyers.

The French are very social people and love to gather in large groups. Kitchens, dining rooms, lounges and possibly an outdoor terraces are often primary areas to attract local buyers. Such areas are always good when trying to integrate into the local community.

In France a property price is usually limited by the properties in the surrounding area. Prices tend to be limited by the euros per square meter of floor space and land rather than the actual investment decoration and fittings.

When decorating a property, you must keep a careful eye on the budget and make sure not to over spend. If your total spend goes over 90% of the average euros per square meter in the local area; you've spent too much. You can't simply add another floor to your house and expect to double the price of your property like in the UK.

We've found, whilst renovating a house in France, the key word is definitely 'Budget'. Keep it tight and focused. Abandoned properties and those needed a lot of renovation are abound in rural areas for very good reason. The local material and labour costs are high compared to the UK, plus there are regulations galore. If you didn't go the full DIY, secondhand and budget route chances are, you'd be out of pocket within days.
