Engineered I-joists span longer distances with less bounce than a typical 2x lumber joist. They are more expensive (probably 50-100%) but allow you to forgo other expensive supports such as beams, posts, and footings.A bonus for our setup is the extra working depth for mechanical runs provided by the 14” depth - nearly 3 additional inches compared to a 2x12. With the garage serving as a basement for the floor above, all of our mechanicals need to fit in the floor platform (except our HVAC trunks which we will built a soffit down for)

ABOUT US: We are Alex and Elaina, a couple in our 20s who are currently living on the 3-acre farm in southern Pennsylvania where Alex grew up.
