"You wake up every day and you say, How do I take care of my shareholders? And so you want to be conservative and then just hope for the best. I think we're actually going to see decreasing rates. I think the new administration is going to be very, very bullish on having create supply, whether that's in we're leasing federally owned land to developers or creating national tax incentives, kind of like what we saw here in New York City post 2001. You saw the advent of the for 21 and the for 21 G tax abatement, which said we need to create housing in New York City. It's a scary time. Conversion buildings and new construction and you don't have to pay real estate taxes. Let's go. And then we had the biggest real estate boom we've ever seen. I think we're going into the second biggest real estate boom we've ever seen, and I've never been more excited."
